Leasing office space in the UAE β€” whether in a free zone or mainland β€” requires understanding the lease terms, payment structure, registration requirements, and exit provisions. This guide covers the key considerations for UAE businesses.

UAE Office Lease Payment Structure

UAE office leases are typically paid annually or semi-annually by cheque (post-dated). Unlike most Western markets, UAE landlords generally do not accept monthly rent payments. A 12-month lease might require 1–4 post-dated cheques covering the full year. More cheques indicate better negotiating leverage (landlords prefer fewer cheques; tenants prefer more). Paying in 12 monthly cheques is possible with negotiation for premium tenants.

Ejari Registration (Dubai)

All office leases in Dubai must be registered with the Dubai Land Department through the Ejari system (ejari.gov.ae). Ejari registration is mandatory before obtaining a trade licence or renewing a licence. The tenant is responsible for Ejari registration. Cost: AED 220 per lease registration. Unregistered leases cannot be used for government services and are unenforceable.

ADDC and DEWA Connections

After signing and registering the lease, connect utilities: DEWA (Dubai Electricity and Water Authority) for Dubai offices, ADDC/AADC for Abu Dhabi. Deposits: AED 1,000–5,000 depending on office size. Connection typically takes 1–3 business days after registration.

Free Zone Lease vs Mainland Lease

Free zone leases are managed by the free zone authority and include utility management, security, and common area maintenance in the annual fee. Mainland leases in commercial buildings are private agreements and may include or exclude service charges. Read your lease carefully to understand what is included in the stated rent.

Breaking a UAE Office Lease Early

UAE leases have penalty clauses for early termination β€” typically equivalent to 1–3 months’ rent. Some leases have a break clause after 12 months. Negotiate break clauses before signing, especially if you anticipate your business needing to scale or relocate within 2 years.
