UAE Property Visa 2025: Buying Property for UAE Residence

The UAE allows foreign nationals to obtain a UAE residence visa through property investment. Here is the complete 2025 guide to the UAE property visa.

UAE Property Visa Types

UAE Golden Visa through property (10 years): requires a property worth AED 2,000,000+ (the property can be mortgaged, but the outstanding loan value must not exceed AED 2,000,000 net equity). Standalone property owned freehold in the UAE. Standard UAE property residence visa (2 years): older scheme, requires a freehold property worth at least AED 750,000 in designated areas. Note: since the introduction of the Golden Visa in 2019, most property investors target the Golden Visa route (10 years instead of 2 years) when the property value allows.

Eligible Properties for UAE Property Visa

Properties must be: in designated freehold areas (in Dubai: Dubai Marina, Palm Jumeirah, Downtown Dubai, Jumeirah Lake Towers, Jumeirah Village Circle, Arabian Ranches, Damac Hills, and many more), registered with DLD (Dubai Land Department), and freehold title (not leasehold). Off-plan properties: a Golden Visa can potentially be obtained on an off-plan property IF the paid-up amount (to the developer) equals or exceeds AED 2,000,000 and the off-plan project is from a registered developer. Developer must be RERA-registered.

UAE Property Visa Process

Step 1: purchase a qualifying property (AED 2M+ for Golden Visa). Step 2: obtain title deed from DLD (Dubai Land Department). Step 3: obtain DLD clearance letter confirming the property value and ownership status. Step 4: apply for Golden Visa through ICP or GDRFA with title deed and DLD letter. Step 5: complete medical fitness test and Emirates ID biometrics. Cost: AED 2,800-4,200 in government fees for the Golden Visa. DLD transfer fees: 4% of property value (paid at purchase, not for visa application).
