- Property type: completed freehold property (no off-plan; no leasehold in non-freehold areas)
- Mortgage: property can be mortgaged from approved UAE banks; AED 750,000 minimum equity

Tier 2: 10-Year Golden Visa (Property)
- Minimum property value: AED 2,000,000 (AED 2M)
- Visa validity: 10 years (renewable)
- Advantages: 10-year stability; no annual renewal fear; can spend extended time outside UAE without losing visa
- Mortgage: AED 2M minimum equity required; or fully paid property AED 2M+
- Multiple properties: multiple properties can be combined if total freehold value exceeds AED 2M
