The UAE Investor Golden Visa provides 10-year renewable residency to investors meeting the AED 2 million threshold. This guide covers the full application process from eligibility check to visa stamp.
Step 1: Confirm Eligibility
Meet one of these criteria: UAE property worth AED 2M+ (with DLD valuation), AED 2M invested in an SCA-approved UAE fund, or AED 2M capital stake in an active UAE company. Confirm your investment amount with the relevant authority before applying.
Step 2: Obtain Eligibility Documents
For property investors: DLD Valuation Certificate (from Dubai Land Department) + Property Title Deed. For fund investors: SCA-certified investment certificate. For business investors: Chamber of Commerce-attested company valuation report + trade licence. All documents must be valid and not older than 6 months.
Step 3: Apply via ICP Portal or GDRFA
Go to icp.gov.ae (Federal Authority portal) or gdrfad.gov.ae (Dubai). Create an account, select “Golden Visa,” choose “Investor” category, and upload all required documents. Alternatively, apply through a GDRFA-authorised typing centre in the UAE.
Step 4: Pay the Application Fee
Golden Visa application fee: AED 2,500β3,500 (varies by emirate and application channel). Additional fees: Emirates ID renewal AED 370, medical fitness AED 300β500. Total cost: AED 3,200β4,500 for the primary applicant.
Step 5: Complete Medical Fitness and Biometrics
Visit an MOH-approved health centre for a medical fitness test (blood tests and chest X-ray). Submit biometrics (fingerprints) at an ICA service centre for the Emirates ID. Both steps must be completed within 60 days of the entry permit issuance.
Step 6: Receive the Golden Visa
Processing takes 2β4 weeks after biometrics. The 10-year visa is stamped in your passport and your new Emirates ID is mailed within 5β7 working days. Dependants (spouse, children) can be added through the same process at a lower fee.
