UAE Business Bank Account Without Physical Office: Is It Possible?

📅 Last reviewed: August 4, 2026📋 By: UAE Freezone Compare Finance TeamFact-checked by UAE Freezone Compare Editorial Team

Many UAE entrepreneurs and free zone companies wonder if they can open a UAE business bank account without a physical office lease. Here is the honest 2025 guide.

Can You Open a UAE Business Bank Account Without a Physical Office?

Yes, in many cases. UAE free zone companies with a virtual office (a registered address without a physical office lease) CAN open UAE business bank accounts at several banks. The key: the bank must be willing to accept your virtual office address and free zone structure. Banks that have historically been more flexible with virtual office company account applications: Mashreq Neo (digital bank arm), WIO Bank, Liv. Business (Emirates NBD digital SME banking), and RAK Bank (SME accounts). Banks that typically require physical office evidence: Emirates NBD (traditional retail banking arm), ADCB, FAB, HSBC UAE. The traditional big banks (FAB, Emirates NBD core branches) often ask for an Ejari-registered office lease, which a virtual office does not have. They may insist on evidence of a physical UAE presence.

Free Zone Flexi-Desk vs. Virtual Office

Flexi-desk (hot-desk): you have a dedicated desk within a co-working space inside the free zone. You have access to meeting rooms. This is generally accepted by more UAE banks than a pure virtual office. Virtual office: just an address with mail handling. No physical desk access. Some UAE banks reject this as insufficient UAE presence. Recommendation: if you plan to open a UAE business bank account, take a flexi-desk package rather than a pure virtual office. The slightly higher cost (AED 3,000-8,000/year more) is worth it for banking access.
